For this stage, Bow Architecture Inc. offers conducting site analysis, preparing conceptual plans, defining adjacencies, preparing project schedule, establishing needs for sub-consultants, developing preliminary cost plan and preliminary review of Building Code and By-laws. Initiating communication with Authorities having Jurisdiction and confirming program areas..
Prepare detailed design solution by establishing detailed requirements of FF&E (Fixtures, Furniture and Equipment), develop interior and/or exterior finishes, prepare security and access layouts, prepare code compliance drawings, coordinate with all sub-consultants (typically Structural, Mechanical, Electrical and Landscape) to name a few. Prepare outline specifications and detailed cost analysis.
Prepare floor plans, elevations, sections and details fully coordinated with consultant drawings for the defined scope of work. Prepare Building Permit Application package and/or issue for tender/construction procurement. Prepare full specification. Conduct Peer Review, Technical Review and update cost estimate.
We aim to carry the project vision established during visioning through design and construction stage. We do this by scheduling regular on-site meetings to review progress. We together with sub-consultants ensure that the construction is in accordance with construction documents, specifications and schedules. We provide services for shop drawings review where required. We provide all services of field functions including supplemental instructions, field review reports, change orders, change directives as well as full service office functions such as review of Contractor’s schedule of construction, issue of payment certificates, evaluation of alternatives and cost control strategies.
We ensure Substantial and Final Completion inspections are undertaken by all sub-consultants involved together with the Architect in a timely manner. Organize commissioning and hand over of O&M manuals to the Owner/Client. We process release of holdbacks and issuance of final payment certificates to the General Contractor/ Construction Manager.
